The Park Unizen- The Great Addition To Kolkata’s Urban Setting

A major addition to the city’s changing urban corridor, Apeejay Surrendra Park Hotels and Ambuja Neotia jointly announced the opening of The Park Unizen, a hospitality-integrated development of serviced homes on EM Bypass.
Situated next to the future The Park Hotel, the project consists of 69 serviced villas. The two projects are intended to support the corridor’s growth as a mixed-use lifestyle attraction.
The partnership unites two groups that have influenced the built environment and hospitality of Eastern India for many years. Established institutional experience and the growing desire for design-led, hospitality-connected living arrangements are strategically aligned in this endeavor.
Inspired by the layered ecology of the Sundarban mangroves, the building was designed by the multinational architecture firm Gensler. It features vertical articulation and a meticulously constructed façade that reacts to light and climate.
Bobby Mukherrji Architects created the interiors of the club and common area, combining experiential detailing and a carefully chosen material palette to balance modern aesthetics with subtle contextual elements. The development’s focal point is an elevated wellness terrace with a panoramic pool, planted areas, and carefully chosen recreational areas.

The forthcoming The Park Hotel, which Gensler also designed, will heighten the solemnity of this speech. This 218-room luxury hospitality landmark is intended to be a bustling metropolitan attraction with carefully planned meeting and event spaces, distinctive eating options, exciting nightlife venues, and wellness and recreational amenities. Additionally, the hotel will have a landing area for air taxis.
“The Park has always been about shaping spaces where design and culture come alive. Our new opulent hotel on the EM Bypass is bringing that essence to a wider metropolitan setting. The Park Unizen infuses daily life with hospitality. It is about experiencing Kolkata’s creative pulse daily and waking up to design, energy, and connection,” said Priya Paul, Chairperson of Apeejay Surrendra Park Hotels Limited.
Harshavardhan Neotia, Chairman of Ambuja Neotia, said, “For us, development is about influencing a city’s atmosphere and operations, not merely about expanding its skyline. The Park Unizen is intended to be a small address where each place is guided by proportion, solitude, and consideration. It reflects our belief that architecture must be contemporary in expression yet deeply rooted in the cultural sensibility of the place it belongs to”.
When taken as a whole, these initiatives strengthen EM Bypass’s position as a crucial growth axis for Kolkata’s ongoing urban expansion.
